The project for the “Promenade” mall at Stochna Gara is moving forward documentarily. The design is in progress and it is in the hands of “Atelier Serafimov Architects”. I expect the Sofia designers to submit the mall’s documentation to the Municipality of Plovdiv at any moment for approval and issuance of a building permit. This was announced to “Maritsa” by the chief architect Yana Zhelyazkova.
“Promenada Mall By Nepi Rockcastle” remains one of the largest projects in the country with its nearly 60,000 square meters. The author of the concept is HB Design, as partners from the Bulgarian side “Atelier Cepafimov Apxitekti” has already been invited to prepare the projects. authors of emblematic projects, such as the “Tokyda” hospital in the capital, the reconstruction of the Palace of Culture and Sports in Varna, Lot 1 of the First Metpodium to Cofia Airport, as well as the building of Nova Television near the airport.
We remind you that already in 2019, the Expert Council of the Municipality approved a new ΠУΠ-ΠPЗ for the locations on 65 decares of land at Stochna station. Here, the investment fund НЕРІ Roсkсаѕtle announced its intentions to build Роменада Мал Роvdіv. With the new PUP-PRZ, a transport and communication plan-scheme for the organization of traffic in the area has also been prepared.
“Stochna Gara is one of the busiest areas in Plovdiv. Near the site where the new mall will be built, the Sofia-Burgas railway runs. The field is locked between two main boulevards.

Thus, the future mall will be surrounded by roads from all sides. The new route will provide a direct connection between the junction of the former “Xpicto Botev” and “Avkcentiy Beleshki” c byl. “Haicho Tsanov” in the Acenovgpad school. About 8 acres of the plot will be given free of charge by the investor for the new road infrastructure. We are currently working on the technical project for it,” explained engineer Dimitar Balchev, designer of the road section.
From now on, however, it is clear that the construction of the giant mall will not be able to be completed in the latest announced start date – the end of 2024.
The Deputy Mayor for Construction, Eng. Tosho Pashov, told the media that it is absurd to talk about the completed construction of such a large site by the end of the year. It is assumed that with the entry of the new set of documents into the Municipality, a new start date will be indicated.
At the beginning of 2023, the South African fund submitted an investment intention to the RIEW for the mall at Stochna Gara with a request for an environmental assessment. The Ecoinspection responded that there is no need for an EIA, as the construction will not have a negative impact on natural habitats and populations in protected areas.
According to the current plans,the agricultural center should be built on an area of 56.6 decares.
The building will have a built-up area of over 150,000 square meters, and the leasable area will be 60,000 sq. m. The shopping center will rise over five levels, with parking for 1,900 cars, a cinema, a dining area and a large park. The total investment in it will be about 150 million euros.
The investment fund from South Africa is currently the owner of Serdika Center and Paradise Center in Sofia. From now on, it is clear that the mall in Plovdiv will be the largest of the three sites, and perhaps it will also be the largest shopping center in the Balkans.
