New housing construction is increasing in most areas of the country. This is due to the growing demand for apartments and houses both in Sofia and in a number of large and smaller settlements. And construction contractors with the buildings they build try to satisfy the wishes of the customers.

In the second quarter of the year, the construction of 1,231 apartments and single-family houses began in Varna, which is an increase of over 74% on an annual basis, according to data from the National Statistical Institute. For the same period last year, 706 new homes were started in the maritime capital. In the city of Sofia, 2,771 houses and apartments were started during the quarter. This is nearly 8% more compared to the same period last year, when housing starts in the capital were 2,570.

In total, during the quarter, the construction of 1,388 residential buildings with 7,202 dwellings in them and with 925,000 square meters of total built-up area, 11 administrative buildings/offices with 10,000 square meters of built-up area (GLA), and of 604 other buildings with 504 thousand square meters of built-up area.

Compared to the same quarter last year, new residential building starts decreased by 1.6%, but dwellings in them increased by 20.2%, and their total built-up area increased by 17.9%. This is due to the desire of most buyers to acquire a newly built apartment. And developers build bigger buildings with more apartments in them. However, the number of administrative buildings started is decreasing due to the possibility of working from home.

New residential buildings are being built not only in the largest cities of the country. The greatest growth for the quarter was registered in the Veliko Tarnovo region, where the construction of 179 houses and apartments began. This is 273% more than the same period last year, when only 48 homes were started. The growth in construction in the Kyustendil region is also very serious – by 106%, where the construction of 35 new houses and apartments has begun. A very large increase in the number of houses built was also registered in the regions of Razgrad (+100%), Kardzhali (+97%), Stara Zagora (+71.5%), Blagoevgrad (+69.9%) and Yambol (+69, 2%). Apart from the capital itself, there is also a lot of construction in the Sofia region. More and more people want a house near Sofia, and therefore their construction is growing rapidly. During the quarter, the construction of 166 homes, most of which are detached houses, began in the Sofia region.

Compared to the previous quarter, the started residential buildings in the country increased by 9.4%, but the dwellings in them decreased by 5.9%. However, their expanded built-up area increased significantly – by 17.4%. This indicates that construction has begun on more cooperatives with significantly larger apartments in them, as this is the type of housing that buyers want.

Construction of the largest number of new buildings during the quarter began in the following regions: Plovdiv – 233 residential and 65 other buildings; Sofia (capital) – 220 residential, 4 administrative and 25 other buildings; Sofia – 145 residential and 27 other buildings; Burgas – 117 residential and 38 other buildings; Varna – 110 residential and 30 other buildings.

The capital goes to second place in terms of the total number of buildings started, after Plovdiv. But Sofia remains in first place in terms of the number of homes in the started buildings. Varna region is in second place in terms of newly built homes. The third position is for Plovdiv, where 770 apartments and houses have been started. The fourth position goes to Stara Zagora, where the construction of 482 homes has started, and Burgas remains in fifth place with 404 houses and apartments.

Municipalities throughout the country in one quarter issued permits for the construction of 2,249 residential buildings with 13,810 dwellings in them.

Permits for the construction of 13,810 new homes were issued in the country in the second quarter of the year, according to data from the National Statistical Institute. Permits have been issued for a total of 2,249 residential buildings with 13,810 dwellings in them and over 1.69 million square meters of built-up area (GFA), 20 administrative buildings/offices with 23,000 square meters of GFA and 1,164 other buildings with 697.7 thousand square meters of built-up area.

Compared to the same quarter of last year, the issued permits for the construction of new residential buildings increased by 28.9%, the dwellings in them – by 38.8%, and their expanded built-up area – by 43.3%. The issued permits for the construction of administrative buildings and their zoning have decreased by 23.1% and 47.7%, respectively. Compared to the previous quarter, the issued permits for the construction of residential buildings increased by 21.6%, the number of dwellings in them – by 45.5%, and their total built-up area – by 44.5%. In the case of issued permits for the construction of administrative buildings, there was an increase both in their number – by 11.1%, and in their expanded built-up area – by 39.9%. The permits issued for the construction of other types of buildings are 8.7% more, and their total built-up area – by 21.8%.

For Sofia alone, permits have been issued for the construction of 5,984 dwellings in 338 cooperatives and houses, which is a signal that construction in the capital will remain extremely active. Compared to the same period last year, the permits issued for the construction of residential buildings in the capital increased by 25%, the number of dwellings in them was 11.5% more, and their total built-up area was 25% larger.

From the data of NSI, it is noticeable that in a number of cities of the country there is a serious increase in the issued permits for the construction of dwellings, which shows that entrepreneurs are also targeting smaller cities, and not only the largest ones. The most serious growth on an annual basis is in the issued permits in Targovishte district. There, documents were given for 211 dwellings, which is 26 times more than the permits given for 8 dwellings a year earlier. In the Veliko Tarnovo region, permits were issued for 253 new dwellings, which is an increase of 295% on an annual basis, and in Vidin, permits were issued for 33 dwellings, which is 11 times more than last year. There is also a large increase in permits in Varna (+258%), Shumen (+127%) and Ruse (+104%).

The largest number of permits for the construction of new residential buildings were issued in the regions of Plovdiv – 399, Sofia (the capital) – 338, Sofia – 243, Varna – 203, and Burgas – 153. The largest number of homes are yet to be started in the regions of Sofia (capital) – 5984, Varna – 2380, Plovdiv – 1820, Burgas – 614, and Blagoevgrad – 409.
