The new mall at Stochna Gara in Plovdiv will also get away with the last announced opening date – the end of 2024. It is already April, and the municipality of Plovdiv has not yet received an official request for a building permit.

“It is absurd to even talk about the completed construction of such a large site by the end of the year. It would be something if they started it by the end of 2024,” he commented on Plovdiv24.bg Eng. Unofficially, it is claimed that procedures for the expropriation of properties of NKŽI are delaying the investor. They fall within the outline of the new road that will be built next to the mall.

The South African fund entered an investment intention for its future shopping center “Promenada Mall By Nepi Rockcastle” in RISW – Plovdiv in January 2023 with a request for an environmental impact assessment. The inspectorate gave carte blanche to the construction, allowing no such assessment to be carried out, as the construction is unlikely to have a negative impact on natural habitats and populations in protected areas. However, the permission of RISV “loses its meaning if the implementation of the investment intention has not started within 5 years from the date of its entry into force”, the institution’s decision reads.

The parameters of the project were announced back in 2018. In 2019, the Expert Council of the Municipality of Plovdiv approved the prepared new ΠУΠ-ΠPЗ for the 65-decay level of the Ctochna gap. A detailed transport and communication plan-scheme for the organization of traffic in this area of ​​the city was also prepared. Then it became clear that a completely new internal street would be built, next to the railway line, which would lead the traffic to “Naicho Tsanov” Blvd.

The shopping center will be built on 56.6 of the total 65 decares area. The building will have a built-up area of ​​over 150,000 square meters, with a lettable area of ​​60,000 square meters. The shopping center will be on five levels, with parking for 1,900 cars, a cinema, a dining area and a large park. The total investment in it will be about 150 million euros.

It is known that the South African Real Estate Investment Fund is already the owner of Serdika Center and Paradise Center in Sofia. The mall in Plovdiv is expected to be the largest of the three sites.

The first launch date was announced for 2021, and then for the end of 2024. It is now almost certain that this deadline is impossible to meet.
